COVENANTS  for  CAIN  PLANTATION  ESTATES  

Folks that move out here are aware of these covenants - rules & regulations before they sign and are accepted to move into our up scale subdivision. CAIN PLANTATION ESTATES is not your typical mobile home park. EVERYONE living here is expected to abide by these regulations or you will be evicted. No exceptions, please do not even ask. 

1. Rent is due in advance the first of each month. Rent not paid by the 6th of each month will be subject to a late charge. We expect these late fees to be included in your rent check if you pay late. On the 7th a $25.00 penalty is due and $2.00 per day thereafter.       

2. Mobile homes can not be rented or subleased without our written authorization. The tenant that rents the lot and/or mobile home must occupy the mobile home. The tenant is responsible for actions and behavior of his or her guests).      

3. Any mobile home that is sold must be moved immediately. The management is not required to consider any buyer of a mobile home as an applicant for the lot.      

4. A 30 day notice must be given in writing before a mobile home can be moved.  The tenant's  security deposit is not considered as part of the tenant's last month's rent.  

5. Management is not required or inclinded to sign any rent waivers for the finance company.    

6.The set up of the mobile home is the responsibility of the tenant, subject to the inspection and approval of the park management. The mobile home must be underskirted no later than 30 days from the date it is moved into this subdivision. The electrical, sewer,  water, telephone, A/C, cable etc. hook up is the responsibility of the tenant, subject to inspection and approval of the county bldg inspector.

7. No burning of household garbage , plastics, paper, bottles, cans, etc. The place for household    garbage and this type material is the county landfill. Furthermore, it is illegal to burn these type items. Lowndes County and the State of Georgia currently limit burning of ANYTHING in a subdivision to 2 Saturdays out of the month. Keep your surroundings clean and please do not liter. We consider throwing of cigerette butts and paper on the ground as liter..   

8. YOU MAY HAVE A SMALL DOG OR CAT INSIDE YOUR HOME, BUT NO DOGS OR CATS ARE ALLOWED OUTSIDE THE HOUSE UNLESS THEY ARE ON A HAND HELD LEASE NO LONGER THAN 8'. NO EXCEPTIONS; PLEASE DO NOT EVEN ASK. THE LEASH TO THE DOG AND/OR CAT MUST BE HELD BY A PERSON. THE LEASH MUST NOT BE TIED.  NO DOGS OR CATS ARE ALLOWED IN HOMES RENTED FROM US UNLESS APPROVED IN WRITING FIRST ALONG WITH A $350.00 NONE REFUNDABLE PET SECURITY DEPOSIT. THIS DEPOSIT IS IN ADDITION TO THE NORMAL SECURITY DEPOSIT.      

9. No digging or pouring of concrete is allowed. A few small plants and scrubs may be planted up against you mobile home if desired, but upon you moving you may not remove the plants or scrubs. No planting of vegetables allowed; no gardens allowed. Plans for a storage building, deck, or shelter of any type must be approved by management before building. At no time will a building be allowed to be set on or built on the septic tank or drainfield.  No tree(s) are allowed to be planted without our written permission.  No use of pressure treated material around flower beds or trees please. Please do not even ask for more than 2 shelters. More than 2 shelters cheapens our neighborhood.        

10. Changing of oil in automobiles and automobile repairs on the premises are forbidden. No parked or stored automobiles are allowed. Fuel tanks are not allowed. No dumping of grease, oil, fluids, or solvents will be permitted. Furthermore, this too is illegal.            

11. No satellite dish is allowed in the front yard. Please stay off of and do not attach anything to our 200 amp electrical service boxes or their posts. Also, do not attach such to our homes.        

12. The management reserves the right to evict any tenant who causes a disturbance, becomes a nuisance and/or is persistently late paying rent. The management will be the sole judge of the necessity of such action.              

13. The management requires the applicant's permission to contact the last land lord and references given by applicant. The applicant grants such permission by signing application.  

14. We have an estate that will be maintained in looks and condition at all times. A very limited number of mobile homes over 10 years old will be allowed to be moved into our quiet and immaculate subdivision.  Please pressure wash the outside of your house at least every  other year.                                

15. Because of the different septic tank and drain field locations, the area for parking is not the same for all lots. Please park only in the area we advise you to park. Parking or driving in other areas of your yard will not be tolerated. Please advise your service personal or guests to do the same.   

16. A security deposit of $150.00 is required the day you are accepted if you request us to hold lot. Upon removal of your mobile home if all the rules and regulations have been kept including no late rent payments, no damage to the grounds, no holes left in the yard, the grass has been freshly cut, at our sole discretion we will refund the security deposit. Also, the mobile home pads must be smooth with no holes or tire tracts - the pad must be left as it was before your mobile home arrived.       

17. On lot rentals the $210.00 or $225.00 per month will increase $25.00 per month for each person that may move into your mobile home after the original agreement or application has been made. On mobile home rentals there will be an additional charge of $50.00 per person per month for one that may move into mobile homes rented from us.  Please keep in mind our subdivision is zoned for single family housing!       

18. NO pools are allowed in this subdivision.  No Jacuzzi or Hot Tubs are allowed outside of  homes. ALL toys, barbecue grills, bicycles, etc. are to be kept in the BACK yard.  We want the front yard to be immaculate.

19. NO grass watering allowed.  Please be conservative with your water usage!

20. If we are not in a drought, we do not mind one occasionally washing his or her personal car or truck, but this is only for our residents.  The  washing of  visitor's vehicles will not be tolerated. 

21.  We are not zoned as a junk yard.  No appliances, tires, automobiles,  toilets,  sinks etc. are allowed to be stored outside of one's house.     

22. We do not like returned checks; there will be a $30.00 charge on all returned checks.

23. Water use will be monitored;  if one uses excessive amounts of water he or she will be billed and warned to limit their water use.  The average household residing in a mobile home uses approximately 2,250 gallons per person per month during the summer months and about 2,000 gallons per person per month the remaining portion of the year.   

By signing below you acknowledge that you have read and fully understand the rules and regulations of CAIN PLANTATION ESTATES and will abide by same. You also understand and agree for your water to be CUT OFF if you are as much as 10 days late at paying your rent. By signing below, you agree that if your rent is not paid by the 16th of the month, it will be 10 days delinquent and your WATER WILL BE CUT OFF.
